Peak acquired this 98,595 SF multi-tenant industrial asset in Hastings, MN for $2.5MM ($25/SF)—well below market comps, which typically range from $50–$70/SF for similar product. The property is currently 100% physically occupied but only 83% economically occupied due to legacy leases. As renewals occur over the next 12–24 months, economic occupancy is projected to reach 100%, increasing NOI from approximately $200K to $250K (including a vacancy factor).

The building includes less than 10% office finish, 5 dock doors, 1 drive-in door, and clear heights ranging from 12’ to 18’+. Roofs are ballasted EPDM and estimated to be 15+ years old.

Acquired as part of a portfolio, this 276,083 SF multi-tenant industrial property in Little Falls, MN was purchased for $4.5MM—$1.7MM below appraised value—at an attractive 14% cap rate. Currently 94.5% leased, the property generates $618K in-place NOI. It features minimal office finish (<10%), 6 dock doors, 4 drive-ins, and clear heights ranging from 14’ to 23’.

During due diligence, two existing tenants expressed interest in expanding their footprints by up to 20,000 SF each. Additionally, a regional utility company has shown interest in leasing several acres as a laydown yard—representing future upside not yet included in the current NOI.

This asset presents stable cash flow today with substantial near-term upside through leasing expansion and land activation.

Suburban Small Suite Office Acquisition

Grand Bay – Brecksville, OH

Peak acquired two multi-tenant office buildings on 5 acres in Brecksville, an affluent Cleveland suburb, at just $38/SF. When the property went under contract, occupancy was 59%. By closing, our leasing team increased occupancy to 85%, boosting the appraised value by $1.0MM and generating $283K in-place NOI.

This value-add opportunity was driven by underperforming legacy leasing. Peak assumed leasing and management, implemented cosmetic upgrades, and positioned the asset to benefit from nearby developments including Sherwin Williams’ new R&D campus and the massive Valor Acres mixed-use project.

Acquired at certificate of occupancy this 2023 ground-up self-storage facility includes 192 total units across 2+ acres in Lufkin, TX, the largest city in Angelina County. Sold the property approximately 3 years later for $8.9MM, for a 24.6% IRR and a 1.9 multiple to investors.
