Portfolio – Industrial & Retail

Cincinnati, OH MSA, Ft Worth, TX MSA & Wichita, KS

Syndicated purchase of seven property portfolios valued at $14.2MM.The portfolio includes five industrial buildings in Florence KY, (Cincinnati, OH, MSA) totaling over 100k SF.  Re-tenanted one of these buildings after purchase, with a 10-year term, stronger national credit tenant, which increased the value of the portfolio by over $2.0MM. The portfolio also included a 17k SF retail center in Burleson TX, (Ft Worth, TX MSA) and a 25k SF distribution building in Wichita KS. Currently working on expanding the Wichita building by acquiring adjacent land.

Syndicated purchase of a $4.6MM, 127-unit multifamily property in Louisville, KY. Renovated 57 units with all new plumbing/baths, kitchen cabinets, flooring etc. Increased rents by $200-$300 per unit. Also completed extensive exterior capital improvements, including new roof, parking lot and other renovations throughout the project. Sold the property approximately 3 years later for $8.9MM, for a 24.6% IRR and a 1.9 multiple to investors.

Purchased a 30k SF self-storage facility with 214 units in Hereford TX. Also purchased an adjacent single tenant, Fastenal occupied, building. The complex was underperforming with poor management. Turned around the entire property with better management and sold for a substantial profit.

Purchased remaining land of a 100+ unit condo complex. Re-plated land for 17 to be built condo units within four buildings. All 17 units built.

Purchased an 8 unit apartment building and converted into 6 high-end condos all of which have sold.

Purchased raw ground and developed into 31 single family lots. Sold the lots to builders and investors and built homes as well.
